Higley served as Construction Manager at Risk for the historic Statler Arms building renovation in downtown Cleveland. This $20 Million renovation of the 106-year old historic building included renovation of 265 market rate apartments, renovation of the lobby and leasing office, creation of a new resident amenity space on the mezzanine level, and exterior building lighting and signage.
Project Achievements
- Higley self-performed all selective demolition, metal studs, drywall, and carpentry, which allowed us to maximize schedule and quality.
- Because of limited access to the residential floors, casework was shipped flat-packed and built in the apartment units, in lieu of ordering the casework pre-built. This allowed us to transport an entire apartment’s worth of cabinets in one trip using the only available freight elevator, which saved both time and money.
- The apartment units were renovated in phases to maintain occupancy throughout construction. Higley was able to turn over 23 units per month.
- With a collaborative approach to preconstruction, creative design and purchasing, the team was above to achieve the desired finish product while significantly reducing the original budget.
- Millenia Companies has committed to taking a lead role in revitalizing downtown Cleveland and the renovation of the historic Statler Arms was their first venture into market rate apartments. Higley played a key role in helping Millenia achieve their goal of providing premier housing in the downtown area.
